A stunning residential retreat nestled in the charming community of Cowie Hill in beautiful Halifax, Nova Scotia.
HCCC#10 prides itself on clean well-maintained properties. To uphold our high standards, we require the assistance of all homeowners and renters.
Proper storage and disposal of garbage and recycling are crucial. Please store garbage in appropriate containers to prevent rodents and pests from tearing up bags. It is important to place these items at the curb on their designated weekly collection days. If, for any reason, your items are not collected, you can call 311 to report the missed collection. It is your responsibility to remove any missed garbage, recycling, or green bin from the curb. Leaving it there only leads to damage by rodents, pests, or other forces, resulting in unnecessary garbage blowing around our neighbourhood. Consequently, HCCC#10 has to hire someone to clean it up.
Dumping garbage that is too large for curbside pick-up or other items, such as concrete, dog poop bags, uncollected garbage bags, etc., is illegal in our neighbourhood. The condo board has to hire someone to clean up these areas/items. These additional expenses for garbage clean-up directly impact our condo fees.
Let's take pride in our properties and community. If you come across small pieces of garbage that you can pick up, please do so. This helps keep clean-up costs low and enhances the appearance of our community. If you notice improperly stored garbage or illegally dumped items, please report them to April Smith.
In our vibrant condo community, we share common spaces where residents and their beloved pets coexist. While we cherish the presence of our furry friends, it is crucial that we all understand and embrace the responsibility of maintaining a clean and sanitary environment. One aspect that requires special attention is the proper disposal of pet waste.
Pet waste, if left unattended, can pose various health and environmental risks. Here are some compelling reasons why it is essential to pick up after your pet:
Health and Hygiene: Pet waste contains harmful bacteria and parasites that can spread diseases to humans and other animals. Children who play in the condo area are particularly vulnerable. By promptly picking up pet waste, we help prevent the transmission of harmful pathogens and ensure a healthier living environment for everyone.
Odour Control: Accumulated pet waste emits unpleasant odours, creating discomfort for residents and visitors alike. Regularly cleaning up after your pet helps maintain a fresh and inviting atmosphere throughout our shared spaces.
Aesthetics and Pride: A clean and well-maintained condo area enhances the overall aesthetics of our community. By promptly picking up pet waste, we show respect for our surroundings and demonstrate our pride in creating an attractive environment that we can all enjoy.
Environmental Protection: Pet waste left on the ground can be washed away by rain or irrigation, entering storm drains and contaminating local water sources. This can have adverse effects on aquatic ecosystems and public health. By responsibly disposing of pet waste, we contribute to the preservation and protection of our natural environment.
To ensure a clean and enjoyable condo living experience for all, we kindly request that pet owners adhere to the following guidelines:
Carry Waste Bags: Always carry waste bags when walking your pet in the condo area. These bags should be easily accessible to you, allowing for immediate cleanup.
Scoop and Dispose: After your pet has done their business, promptly scoop the waste into the bag, tie it securely, and dispose of it in designated trash receptacles. Avoid leaving bags on the ground or in common areas.
Encourage Others: Be an advocate for responsible pet ownership. Encourage fellow residents to pick up after their pets and educate them about the importance of maintaining a clean condo environment.
We understand that some people enjoy feeding and observing birds. However, it's important to be aware that when you feed the birds, you are unintentionally feeding rats as well. We have witnessed firsthand instances where rats collect and store bird seed in their nests. Therefore, please consider this factor when you engage in bird feeding. If possible, try placing the feeders outside for a limited time and then bring them indoors.

If you encounter any issues or concerns with the contractors, please reach out to April Smith for assistance rather than contacting the individual companies directly. It is important that homeowners refrain from using their own poison to address rodent problems. We have engaged the services of a professional pest control company, which utilizes a specialized poison designed to dehydrate the rodents. This method ensures that any trapped rodents will not emit unpleasant odours if they become confined within the walls. Your cooperation in adhering to this approach is greatly appreciated.
Hot water tanks remain a significant concern for numerous homeowners. It has been observed that some tanks, even those under 8 years old, have experienced failures, leading to substantial water damage not only within the homeowner's unit but also affecting neighbouring units. Please note that the maintenance, replacement, and any damages related to hot water tanks are the responsibility of the homeowners themselves. In light of this, we highly recommend that all homeowners closely inspect their tanks and continue to monitor them on a regular basis to ensure their proper functioning and to prevent any potential issues. There are a number of different safeguards and detection devices available that can be found at any home improvement supply store.
Every year, we receive reports of leaking windows, and investigations often reveal that inadequate maintenance by homeowners is the root cause of these leaks. It is crucial to remember the importance of regularly inspecting your windows, as the caulking can deteriorate over time and may need replacement. Additionally, it is essential to keep the drain holes in your windows clear of debris to ensure proper drainage. Neglecting regular window maintenance can lead to damage to the condominium structure, which is an avoidable cost for both the corporation and homeowners. By prioritizing window maintenance, we can prevent unnecessary expenses and preserve the integrity of our community.
It is strongly recommended that all homeowners review their personal insurance policies annually to ensure they have sufficient coverage. It is essential to reassess your policy each year as circumstances can change. Whether you reside in the unit or rent it out, it is crucial to ensure that your personal policy aligns with your specific needs. Additionally, it is important to consider factors such as the inclusion of a sewer back-up clause and coverage for water damage resulting from flooding. Taking the time to review and update your insurance policy will provide peace of mind and protect you from potential risks and uncertainties.
