HCCC#10 prides itself on clean well-maintained properties. To uphold our high standards, we require the assistance of all homeowners and renters.
Proper storage and disposal of garbage and recycling are crucial. Please store garbage in appropriate containers to prevent rodents and pests from tearing up bags. It is important to place these items at the curb on their designated weekly collection days. If, for any reason, your items are not collected, you can call 311 to report the missed collection. It is your responsibility to remove any missed garbage, recycling, or green bin from the curb. Leaving it there only leads to damage by rodents, pests, or other forces, resulting in unnecessary garbage blowing around our neighbourhood. Consequently, HCCC#10 has to hire someone to clean it up.
Dumping garbage that is too large for curbside pick-up or other items, such as concrete, dog poop bags, uncollected garbage bags, etc., is illegal in our neighbourhood. The condo board has to hire someone to clean up these areas/items. These additional expenses for garbage clean-up directly impact our condo fees.
Let's take pride in our properties and community. If you come across small pieces of garbage that you can pick up, please do so. This helps keep clean-up costs low and enhances the appearance of our community. If you notice improperly stored garbage or illegally dumped items, please report them to April Smith.

Carry Waste Bags: Always carry waste bags when walking your pet in the condo area. These bags should be easily accessible to you, allowing for immediate cleanup.
Scoop and Dispose: After your pet has done their business, promptly scoop the waste into the bag, tie it securely, and dispose of it in designated trash receptacles. Avoid leaving bags on the ground or in common areas.
Encourage Others: Be an advocate for responsible pet ownership. Encourage fellow residents to pick up after their pets and educate them about the importance of maintaining a clean condo environment.
We understand that some people enjoy feeding and observing birds. However, it's important to be aware that when you feed the birds, you are unintentionally feeding rats as well. We have witnessed firsthand instances where rats collect and store bird seed in their nests. Therefore, please consider this factor when you engage in bird feeding. If possible, try placing the feeders outside for a limited time and then bring them indoors.
Additionally, if you have any issues with rodents, pests, bugs, or other similar problems, please contact April Smith immediately. This will allow April to get in touch with our pest control provider. It's crucial to remember that we live in a row housing community, which means unresolved issues can quickly spread to other units. We require all unit owners or renters to be diligent in reporting such issues.
We are delighted to announce that HCCC#10 now offers the convenience of Pre-Authorized Payment (PAD) as a streamlined method to pay your monthly condo fees. This option is straightforward and familiar to many individuals who already use it for payments elsewhere. If interested, reach out to April Smith to request the PAD agreement. Please be aware that we will continue to accept payment by cheque or money order for those who prefer those methods.
Kindly note that, as previously mentioned, once the PAD option becomes fully active in August 2023, HCCC#10 will no longer accept monthly condo payments via EMT or money transfer options.
Another noticeable change during the winter season was the installation of new signage across all condo properties. These signs clearly state "NO WINTER MAINTENANCE/USE AT OWN RISK" on all walkways and "NO PLAYING/PRIVATE PARKING" in the parking lots. If you come across any missing or damaged signs in the walkways or parking lots, kindly reach out to April Smith immediately.
Years ago, in the pre-Covid era, HCCC#10 used to organize an annual community yard sale. During this event, interested individuals would participate by offering their own personal yard sale items, managing their designated area (such as the front yard), and handling the clean-up afterwards. Participants were also responsible for any advertising they wished to undertake, such as street signage or social media promotion.
This year, a group of homeowners has approached us to share their plans of reviving the annual sale. They have selected June 10, 2023, as the date for the event, with a rain date of June 17, 2023. Please be aware that HCCC#10 is not affiliated with or involved in organizing this event. Participation is purely optional and a personal choice for individuals.
Those who decide to participate are solely responsible for ensuring a thorough clean-up after the sale, including the removal and proper disposal of any unsold items. It is also their responsibility to take down and dispose of any advertising signage appropriately.
Please remember to reach out to April Smith for approval of any renovations, upgrades, improvements or changes which you plan to make to your unit's interior, exterior and exclusive-use property. We welcome the improvements and beautification to the community.
